ATLANTA-Multifamily residential property management firm LCOR Residential is taking its talents to Atlanta. The Berwyn, PA-based firm just inked two contracts in the Peach State.
LCOR will manage the Cascade at Morgan Falls and the Fountain at Morgan Falls. The total assignment spans nearly 1,200 apartment units. This latest assignment brings the company’s total property management portfolio to more than 7,000 units across the US and marks its first assignments in Georgia.
“Within the past two years, LCOR Residential’s property management portfolio has more than doubled,” Peter DiLullo, III, vice president of LCOR, tells GlobeSt.com. “Our goal is not only to add value, but to foster a stable and established apartment community that will be successful through any real estate cycle.”
The Cascade and the Fountains at Morgan Falls are located in Sandy Springs, just 20 minutes north of downtown Atlanta. The properties were previously run as three separate communities.
Post transition, LCOR initiated a new branding campaign that combined two properties that now run together as the Cascade at Morgan Falls with a total of 920 units. The Fountains at Morgan Falls has a total of 260 units and is a gated community with upgraded apartments consisting of stainless steel appliances and granite countertops.
“We saw an opportunity to rebrand the communities, providing efficiencies to ownership as well as a sense of place to residents,” says DiLullo. The assets are close enough that they share a wide range of amenities, including picnic areas, sand volleyball courts, two racquetball courts, walking/jogging trails, five tennis courts, four resort-style pools, two health/fitness centers and a business center with WiFi. Both properties are two- to three-story garden style apartment communities.
