LOS ANGELES-GlobeSt.com joined NAIOP and nearly 400 guests last night at its annual Real Estate Challenge rivalry between UCLA and USC at Town & Gown on the USC campus. The networking event was entertaining and upbeat, as student teams competed head-to-head on the development of a proposed site.

The student teams were hired by Clean City Inc., a company that has made substantial investments in Downtown Anaheim, to consider redevelopment opportunities for a number of blocks of existing properties owned by CCI. The firm is interested in developing a number of its properties to participate in the on-going evolution of Downtown Anaheim into a vibrant entertainment and cultural center.

Each team provided a development proposal that determined the highest and best use for the area, considering local and regional demographics, the experience and goals of immigrants, city influences and controls and, of course, an unstable economy. And UCLA came out on top.
Keynote speaker, Stanley Iezman, chairman and CEO of American Realty Advisors, stressed the importance of critical thinking; of thinking boldly; and of thinking outside the box. “I am sometimes as guilty as other in not seeing the big picture in this uncertain world,” he said.

Iezman pointed out that spread sheets can only go so far, as they cannot calculate sentiment. He added that fostering the education system is key for our country to stay competitive.

In order to invest, education and confidence is key, he said. “Many people in this country lack confidence, but you need to have confidence to invest. People who are scared do not buy; they do not borrow; they act unpredictable.”
