NEW YORK CITY-WPP’s Young & Rubicam Group, an international marketing communications company, will become the first anchor tenant at 3 Columbus Circle following a full-scale redevelopment and a $250 million refinancing of the building, SL Green Realty Corp. and developer the Moinian Group unveiled Monday morning. Under the agreement, the group will relocate Y&R, Wunderman and their network companies to the 26-story, 768,565-square-foot tower at 1775 Broadway.

The communications firm is acquiring a 214,372-square-foot condominium interest in floors three through eight, and will also enter into a 20-year lease for an additional 124,760 square feet covering floors nine, 10, 18 and 19, totaling approximately 340,000 square feet overall.

The lease deal comes several months after Moinian and SL Green announced a joint partnership upon the recapitalization of the office tower in January 2011. Moinian, an owner/developer of 20 million square feet of commercial office, residential and hotel properties nationwide, planned to reposition the vacant property at Broadway and Eighth Avenue between 57th and 58th streets as class A office space nearly seven years ago.
