BEVERLY HILLS, CA-Los Angeles-based CIM Group paid $47.5 million for a two-building complex on 150-151 El Camino Dr. in Beverly Hills. The complex is best known as the former headquarters of the William Morris talent agency.
Bob Safai of Madison Partners represented the seller Brickman of New York in negotiations, while the buyer represented itself.
In 2008, the Morris agency sold the then-new building to Cape Horn Group for an astronomical $143 million or about $780 per square foot. Brickman, a New York firm that served as Cape Horn’s mezzanine lender, took back the property in lieu of foreclosure the following year. WME management left the building in 2009 for new headquarters offices on nearby Wilshire Boulevard, while continuing to occupy about 68,000 square feet in 150 El Camino. The talent agency reportedly plans to vacate the space in the near future. The other building in the sale, 151 Camino, is vacant.
Located one block south of the famed Rodeo Drive and Wilshire Boulevard in the Triangle area, the office building is near many of the high-end merchants and restaurants in one of the glitziest districts in Southern California. CIM did not respond to calls for further information.
