WOODRIDGE, IL-McShane Development Co. said Thursday that it will build Union Pointe, a 100-acre business park that will feature build-to-suit projects. As announced in September, the first property in the park will be the new headquarters for food service supplier Edward Don & Co.
Gallagher and Henry owns this parcel at the northeast corner of Interstate 355 and Interstate 55 here, and has partnered with McShane on the property. Dan Fogarty Jr., VP of the company, tells GlobeSt.com that the site will likely not have speculative development. “The absorption has been phenomenal over the past year, and a lot of people have been kicking tires,” Fogarty says.
When completed, Edward Don will lease its 362,500-square-foot building on 20 acres in the park for 20 years. The building will have about 50,000 square feet of office space, as the company is moving its headquarters from 2500 S. Harlem Ave. in North Riverside, IL. Hank Cox and Bruce McConnell with CBRE represented the tenant in the lease, while Brian Carroll and Jim Cummings with Grubb & Ellis represented ownership. Associated Bank is providing financing for the facility, which will be valued at more than $20 million.
Fogarty says the I-55 corridor has dropped in vacancy to about 10% from a historical average of 15%. “We’ve got a lot of prospects for the other 80 acres, though I think they will be mostly distribution tenants. I’m confident we’ll land another project in the park in 2012,” he says.
