NEW KINGSTOWN, PA-Fry Communications, a multimedia company based in Mechanicsburg, PA, has signed a full building lease for 146,500 square feet at an industrial property owned by Seagis Property Group.

Fry was represented by CBRE in the lease, while brokers from Cushman & Wakefield represented the building owner. The property is located at 36 E. Main St. Pat McBride, a broker in the Philadelphia office of Cushman & Wakefield who worked the deal along with Gerry Blinebury and Leah Balerno, said in a prepared statement that the building is part of the “110-million-square-foot central Pennsylvania industrial market,” which currently has a 10% vacancy rate. “The fact that the building had fewer than three months of down time clearly demonstrates its appeal,” McBride added.

The one story building sits on 9.6 acres and offers 24-foot ceiling heights and a 3,200-square-foot office component.

EGG HARBOR TOWNSHIP, NJ-Marcus & Millichap Real Estate Investment Services has brokered the sale of the ground lease on a 4,227-square-foot single tenant net-leased property here. The asset, a Chick-fil-A, sold for $1.7 million at a cap rate of 5.5%.

The building was bought by an individual trust, secured and represented by Judson Lauffman and Glen Kunofsky in Marcus & Millichap’s Manhattan office. Mark Ruble and Jamie Medress, of the firm’s Phoenix office, represented the seller, an LLC, along with Michael Fasano from the firm’s New Jersey office.

STAMFORD, CT-Jones Lang LaSalle Americas has extended and expanded its lease at First Stamford Place, a Malkin Properties-owned three building office complex. JLL increased its space at 100 First Stamford Place by 40% and now will occupy nearly 6,400 square feet at the building.

Bob Ageloff, a JLL managing director, brokered the deal on the firm’s behalf. “We have been a tenant at First Stamford Place since 2007, and are very pleased to extend our lease and expand our space as we continue building our presence in the market,” he said. “First Stamford Place is a great location for business and integral to our firm’s success and growth.”

Jefferey Newman, an executive vice president at Malkin Properties, represented the company in-house.

NEW YORK CITY-CBRE has arranged for a 42,516-square-foot sublease for Video Equipment Rentals at 620 Twelfth Ave. The tenant signed on for an eight-and-a-half year sublease at the building, taking the space from Schindler Elevator Corp., which has elevator equipment currently being installed in the World Trade Center, Grand Central Station and other prime spots.

“Video Equipment Rentals valued the rare high-ceiling space for the opportunity it presented them in the ability to deploy both a high-end video equipment showroom and distribution center,” CBRE’s Colin Meagher said in a prepared statement about the deal. Meagher and colleague David Hollander represented the company. He added that the company was expanding and relocating from the nearby Starrett-Lehigh Building.
