WARSAW-Two separate funds have recently purchased two office buildings. IVG Immobilien AG, through its IVG Institutional Funds, bought the 75,000-square-foot Mlodziejowski Palace building for about $30 million, and DekaBank’s ImmoValue West fund bought the 110,000-square-foot Mokotowska Square building for an undisclosed amount.
A company managed by Mermaid Properties sold the Mlodziejowski building, with is in the Old Town district at Miodowa 10 St. The building’s main tenant is the Polish Ministry for Foreign Affairs, which has its offices of the Organization for Security and Cooperation in Europe and the Office for Democratic Institutions and Human Rights in the building. International consulting firm A.T. Kearney also leases in the building.
Maciej Zajdel, managing director of IVG Poland, said in a statement that the deal was one of the biggest deals of 2011, reflecting the long-term strength of capital in the local office market. “Warsaw remains the focus for international capital,” he said. His firm has purchased four other office buildings here in the past 15 months, including the facilities of the Victoria Building, BTC, Ujazdowskie and N21.
CBRE and the Siwek Law Office advised IVG on the purchase. DTZ acted as the seller’s agent.
Real estate developer Yareal International sold the Mokotowska building, which is located downtown. Tenants include law firm Beiten Burkhardt, Knight Frank and energy provider Energia Jadrowa PGE. Retail takes up the first floor of the eight-story building, and includes tenants Escada and MarcCain.
