BERLIN-Tristan Capital Partners and AEW Europe, through their London-based, co-advised fund EPISO, has joined with London-based Helios Europe in a plan to build three logistics parks in Germany for about $329 million. The parks, located here, in Ingolstadt and in Leipzig, will comprise up to 3.8 million square feet if built out, the venture said in a statement this morning.

The venture bought the properties in late 2011. Helios Europe and CBRE Investors had been marketing three logistics properties in the exact same areas, under the park names of “Titan Logistics.” It’s not clear if the Titan properties are the same, though language in today's statement and on the Helios Web site for the Titan properties is almost identical. Spokeswomen for EPISO and CBRE tell GlobeSt.com they could not comment yet about the similarity, due to the time differences with Europe.

The new planned parks are named collectively as the Link Logistics Project. Air Link Park Berlin will be next to the new BBI Airport, Direct Link Park Leipzig will be near Leipzig Airport and Inter Link Park Ingolstadt will be close to the Audi headquarters and A9 motorway in the Bavaria region.

One tenant has committed. Logistics specialist Dachser GmbH & Co. KG has agreed to lease more than 160,000 square feet in the Berlin park. More development is expected to take place this year.

“We expect a number of other European and international customers to sign up for new space with us in the coming months,” said Mike Hughes, Helios CEO, in the statement. “We are pushing ahead with measured speculative phases to meet anticipated client needs.”
