NEW YORK CITY-Meridian Capital Group has negotiated a $44 million mortgage to recapitalize 216 E. 45th St., a 160,000-square-foot, 17-story office building in Midtown. Managing director Allan Lieberman negotiated the loan, which features a rate of 4.375% and interest only payments for the first year.

WOODBRIDGE, CT-The New Haven Group is marketing up to 22,000 square feet of space available at the Woodbridge Corporate Park, a 50,000-square-foot class A building located at 1764 Litchfield Turnpike here.

Steven Inglese is the exclusive agent for the building. Available are the entire first floor—over 18,000 square feet—and a second floor suite that ranges between 3,200 and 4,100 square feet. According to the New Haven Group, there is room to construct an additional 35,000-square-foot building on a build to suit basis at the site.

LONG ISLAND, NY-Harbor Freight Tools is opening two Long Island locations, thanks to leases negotiated by Sholom & Zuckerbrot Realty.

Douglas Weinstein arranged both deals. The first is for 19,000 square feet at 301 W. Jericho Turnpike in Huntington, NY and the second, slightly smaller deal is for 16,000 square feet of space for a store to be located off Middle Country Road in Centereach, NY. Both locations are expected to open in the first quarter of 2012.

“Harbor Freight’s business is booming across the Long Island area, and it shows no sign of letting up,” Weinstein said in a prepared statement. “We’re happy to be able to play a part in this exciting expansion rollout for a high-growth mode retailer, and we look forward to continued business with Harbor Freight Tools.”

NEW YORK CITY-Rich, Intelisano & Katz, LLP has leased 9,235 square feet of space at 915 Broadway. ABS Partners Real Estate executive managing director Jay Caseley and managing director Carol Sacks represented the landlord, while Newmark Knight Frank’s executive managing director Eric Gural and director Allen Gurevich represented the firm.

“The firm chose this site due to the prime location in the famed Flatiron and Gramercy Park districts which places them in the heart of the city,” Caseley said in a prepared statement. “Due to current market conditions, the tenant was able to receive very competitive pricing for this exceptional space.”

The firm is moving from space at 111 Broadway and 28 W. 44th St. to the building. Its new landlord is 915 Broadway Associates, LLC, according to a spokesman.
