PLAYA DEL REY, CA-Private developer Cove Spring Partners LP will soon break ground on the Strand Offices at Playa del Rey, Kim Macy, managing partner for Cove Spring, tells GlobeSt.com. The two-building, three-story, 10,000-square-foot compound will be the first office project to be built in this city in 20 years due to the difficult permitting process.
Total construction costs, including land, will be roughly $6 million for the speculative project, Macy continues. Construction on the project is expected to be completed in Spring 2013.
The compound will be located at 311 and 315 Culver Blvd., three blocks from the beach, and give office users and commuters in the South Beach beach cities a closer alternative to Santa Monica, which is another 30 minutes away along the high-traffic route of Lincoln Blvd. and the 405. Since the project backs up onto Wetlands, the land around it will remain undeveloped, preserving the “open space” feel of the compound, Macy tells GlobeSt.com. The Strand Offices will offer a “beachside vibe,” targeting professional service companies and creative agencies, and Cove Spring will directly handle the leasing.
Mikaela Nagler of MiKA Design Group Inc. is the compound’s architect, and Tim Richardson will handle construction. Design plans include a clean, modern lines achieved through natural materials and sustainable elements. Glass will be used extensively to enable ocean views, and sizable outdoor decks and functioning windows are also planned.
Both buildings will sit on a private, gated compound, and each building will feature first-floor covered parking stalls and a lobby entry with elevator service. The second and third floors in each building will offer approximately 2,500-square-foot office floorplates.
