LOS ANGELES-What some are calling “the largest contiguous parcels of land available for sale” in Santa Monica, comprising 1.49 acres at 1601 and 1613 Lincoln Blvd., are being offered on an open-bid basis. In addition, a nearby .86-acre parcel at 1560 Lincoln Blvd. was sold to NMS Properties for $11.25 million. The combined sale of all three parcels is anticipated to total upwards of $30 million.

The .76-acre parcel at 1601 Lincoln Blvd. is currently occupied by Norm’s Restaurant and owned by a private restaurant group; the adjacent .073-acre property at 1613 Lincoln Blvd. is home to Wertz Brothers Antiques and owned by a private family partnership. The two properties combined feature 265 feet of frontage on Colorado Avenue and 250 feet of frontage on Lincoln Blvd. and, combined with 1560 Lincoln Blvd., “encompass more than 100,000 square feet of prime, rarely available land in one of Southern California’s strongest markets,” according to Patrick Wade, an associate with Marcus & Millichap Real Estate Investment Services, which represented both the seller of 1650 Lincoln Blvd.—a family estate—and NMS.

Alex Kozakov, a senior associate with Marcus & Millichap who helped broker the sale of 1560 Lincoln Blvd., tells GlobeSt.com that there was some debt involved in the sale, and the property is slated to be a mixed-used development site with affordable housing.

“NMS Properties has a substantial portfolio in Santa Monica of both affordable and market-rent apartments,” Kozakov continues. “The seller had 19 offers throughout the marketing process and ultimately selected NMS due to their terms and pricing, which were a non-contingent offer and 120-day close.”

NMS could not be reached by GlobeSt.com prior to deadline to discuss its development plans for the site.

The property at 1560 Lincoln Blvd. is currently occupied by a Denny’s restaurant whose lease expires in 2013; development is expected to begin after that, adds Kozakov.

The three sites converge at a signaled intersection of Colorado and Lincoln boulevards, within walking distance of Santa Monica Pier, Santa Monica Place Mall and Third Street Promenade. With C4 zoning in place, the property is part of the Mused-Use Boulevard District of the city’s new Land Use & Circulation Element (LUCE). The property also fronts the proposed Metro Light Rail Line that will run along Colorado Blvd. in Santa Monica and connects to downtown Los Angeles.
