ORANGE, CT-Colony Hardware Corp. has leased 102,000 square feet of industrial space here in a deal that was the largest industrial lease signed in New Haven County in 2011. The company, which distributes tools and safety products, is moving from its space at 15 Stiles St. in New Haven to a stand-alone building at 269 Lambert Rd. in the town of Orange.
Michael Dillon, a VP in the Stamford office of CBRE, represented Lighthouse Real Estate Ventures, the building owner, along with colleague Matt O’Hare. Lou Proto, of the Proto Group, represented the tenant in the lease, which is for a 10-year term. According to Dillon, the asking rent was $6.25 per square foot.
Dillon handles all of the Lighthouse industrial portfolio and he tells GlobeSt.com that activity in the New Haven County area is heating up. “The industrial market is active,” Dillon says. “There are a lot of tenants that are coming out to the market and there’s a limited amount of quality space so I’m very positive on the market right now.”
Lighthouse’s industrial portfolio spans Connecticut, New York and New Jersey. The company’s other Connecticut industrial availabilities include space at Executive Campus Business Park, which affords tenants proximity to local airports and Interstate 95. Dillon says that interest has been high.
“I’ve got a 27,000 square foot freestanding building that’s available and we have a 55,000 square foot high bay warehouse that’s available,” he says, “but we have three or four tenants looking at it now.”
