ORANGE, CT-Colony Hardware Corp. has leased102,000 square feet of industrial space here in a deal that was thelargest industrial lease signed in New HavenCounty in 2011. The company, which distributes tools and safetyproducts, is moving from its space at 15 Stiles St. in New Haven toa stand-alone building at 269 Lambert Rd. in the town ofOrange.

Michael Dillon, a VP in the Stamford office ofCBRE, represented Lighthouse Real EstateVentures, the building owner, along with colleagueMatt O’Hare. Lou Proto, of the ProtoGroup, represented the tenant in the lease, which is for a10-year term. According to Dillon, the asking rent was $6.25 persquare foot.

Dillon handles all of the Lighthouse industrialportfolio and he tells GlobeSt.com that activity in theNew Haven County area is heating up. “The industrial market isactive,” Dillon says. “There are a lot of tenants that are comingout to the market and there’s a limited amount of quality space soI’m very positive on the market right now.”
