LAKE ZURICH, IL-Carefree Development, based in Chicago, has opened its new $15 million Zurich Meadows seniors housing complex. Ryan Cos. US Inc. built the 95-unit property here at 250 Mohawk Tr.
The one-year project took considerable effort to complete, starting with blizzards in December 2010 and February 2011, said Brian Kinney, a Ryan senior project manager, in a statement. “The weather conditions during the early phases of the project made completing foundations and basements difficult,” he said.
The complex features 56 one-bedroom and 39 two-bedroom units, along with indoor and outdoor parking, a dining room, a fitness center, a library and a game room. Rents at the complex range from $820 to $920 per month.
The property is now only 27% occupied, but Phil Moeller with Carefree said in the statement that another 26 units will be occupied by the end of April. He said he expects the property to be leased up by mid-2012.
MACHESNEY PARK, IL-Rockford, IL-based Orput Cos. Inc has completed the sale of its single tenant net leased Advance Auto Parts property at 1535 W. Lane Rd. here for $1.5 million. The tenant is the sole occupant of the 6,124-square-foot retail building that was developed by OCI in 2011. The property is located on a 1-acre parcel and is part of the 26 acre Willow Creek Retail Center developed OCI. The Boulder Group represented OCI in the transaction. The buyer was a private investor who was represented by SAR Enterprises of Aptos, CA. The tenant had 14 years of lease term remaining on an original 15-year double net lease with a rental escalation in the primary term.
CARPENTERSVILLE, IL-Randy Podolsky and Adam Tarantur with Podolsky Northstar CORFAC International recently completed the sale of a 97,600-square-foot industrial building on behalf of a JPMorgan Chase affiliate. The sale was completed after to Randy Podolsky was named as court appointed Receiver for the property and JPMorgan Chase then took control of the property through the deed-in-lieu process. The property, located at 833-855 Commerce Pkwy., was sold to a private investor. Terms of the sale were not disclosed. Podolsky Northstar has been retained as the property manager for the new owner.
NAPERVILLE, IL-Duke Realty Corp. recently added to its Chicago and nationwide industrial portfolio with the acquisition of an 827,258-square-foot industrial building here that is completely occupied by Crate and Barrel under a long-term lease. The acquired property, which was built in 1998 and expanded in 2000, is used by Crate and Barrel as a fulfillment center for internet sales and a distribution center for a large percentage of the United States. The seller of the property, DB Real Estate West Jefferson Partners LP, operated by RREEF, was represented by Jeff Devine, Steve Disse and Jeff Kahan with Colliers International.
DETROIT-Buffalo Wild Wings will make its first-ever debut in Detroit this November when it opens in the old Temple of Odd Fellows Building, at 1211 Randolph St. The 18,400-square-foot historic building, built in 1874, is located on the corner of Randolph and Monroe Streets near the end of the Greektown Historic District in downtown Detroit. The Temple of Odd Fellows Building was selected for its prime location, which is steps away from Campus Martius Park and within walking distance of Greektown Casino and the stadium district. Construction on the project is set to begin in April, and the restaurant is expected to be open for business by November. Plans for the restaurant call for a first floor restaurant, a banquet room to comprise the second floor and a rooftop patio bar. Diversified Restaurant Holdings Inc. is the franchisee.
ORION TOWNSHIP, MI-Cole Carbide Industries has purchased a 40,000-square-foot facility located at 4930 S. Lapeer Rd. here. The firm plans to consolidate, expand and relocate two of their operations from Warren, MI. Cole Carbide is a manufacturer of precision-ground carbide cutting tool solutions and cutting tool systems. Jason Capitani with L. Mason Capitani CORFAC International represented the buyer in the transaction.
MAPLE GROVE, MN-Brush Masters recently leased 21,688 square feet at an office/warehouse at Five Star Commerce Center III here. The Orix-owned building, located in the Northwest industrial submarket, proved to be a fit for Brush Masters, which recently sold its facility in Plymouth, MN. The painting and drywall company now occupies nearly 50% of the building, along with Tru Green, a tenant since February 2000. Nearly 13,000 square feet of vacant space remains. Joe Gearen and Duane Poppe with Transwestern’s Minneapolis office represented Orix in the transaction. Brad Bohlman with Colliers International represented Brush Masters.
ST. PAUL, MN-CBRE’s Minneapolis Debt & Equity Finance group recently arranged $9.5 million in permanent mortgage financing for the recapitalization of University Enterprise Laboratories, a successful bioscience incubator located near the University of Minnesota Campus here. The financing was originated by Murray Kornberg and Doug Seylar on behalf of UEL Real Estate Holdings LLC through US Bank National Association.
MENOMONEE FALLS, WI-Hevi-Haul International Ltd. recently extended its lease of the 12,100-square-foot industrial facility at N90W14555 Commerce Dr., in the Menomonee Falls Industrial Park here. Hevi-Haul is a manufacturer of rollers for moving heavy machinery, buildings, houses, boats, large dies/castings, steel, furnaces and transformers. FRANKLIN, WI-Love Funding recently completed the closing of a $19.8 million loan refinancing for Manchester Oaks Apartments, a 256-unit market-rate apartment community here. Holly Bray secured the financing through US Department of Housing and Urban Development’s 223(f) loan insurance program. The transaction will allow the owners to pull out sufficient funds to cover a $1.3 million roof replacement along with several other property improvements.
MONTICELLO, IN-Marcus & Millichap Real Estate Investment Services has brokered the sale of Monticello Plaza, a 189,330-square-foot, grocery-anchored shopping center in Monticello, a city in central Indiana. The terms of the sale were not disclosed. David Weber and Nathan Whalen represented the seller, Hamstra Builders Inc. Michael Wernke represented the buyer, an Indiana-based LLC. The center is 95% occupied, with tenants that include a Kroger market. The property is located at 916 N. Main St
