CHICAGO-McShane Construction Co. has finished a $10 million redevelopment of the Hairpin Lofts building here at 2800 N. Milwaukee Ave., at the intersection of Kimball and Diversey avenues in the Logan Square/Avondale neighborhood. Brinshore Development LLC, in partnership with the Lester and Rosalie Anixter Center, is the developer of the project, which started in 2010.
The fin-shaped building combines multifamily with the community center and retail. There is 9,000 square feet of retail, the 7,000-square-foot center and 28 apartment units, which are mostly full, says Jerry Albom with McShane. “Three of the units are market rate, and the rest are affordable housing units,” he tells GlobeSt.com. “The project received a number of tax incentives to restore this historic building.” Only one of the retail spaces is leased to a Payless store.
The former Morris B. Sachs building was built in 1930, and has gone by other names such as the flatiron building and the Sachs/Payless building. The Art Deco-style building was occupied by clothing and candy merchants, as well as small offices on the top levels.
Albom says with the provided tax credits, Brinshore was able to spend cash to restore historic building features, including stone elements, windows, the marble and terrazzo flooring and plaster ceilings. The building also now has sustainable features, such as geothermal heat, a green roof, solar power panels for hot water and high-efficiency lighting. “We’re trying for LEED Gold,” Albom says.
