CHICAGO-The law firm Burke, Warren, MacKay and Serritella PC has agreed to expand its office at the former IBM building, which will soon be renamed AMA Plaza due to its planned new anchor tenant. Burke, Warren will boost its current lease of 38,863 square feet to 54,882 square feet, and has extended the term an additional 11 years through 2024.
The 35-story building at 330 N. Wabash has been having a number of recent successes, such as the 300,000-square-foot American Medical Association lease announced in early December and a 111,081-square-foot lease by SmithBucklin revealed right before the end of the year. Also, a new Langham Chicago Hotel will open 316 rooms in the second quarter 2013 on floors two through 13.
Jeffrey Warren, managing partner of Burke, Warren, said in a statement that the millions of dollars spent by owner Prime Group Realty Trust in renovations convinced his firm to stay at the iconic, Mies van der Rohe-designed tower. “We have been very satisfied during the 16 years that we have been a tenant,” Warren said.
The renovations have included a new fire and life safety system, new restrooms, elevator cab modernization, hvac update, asbestos removal and a new 5,000-square-foot fitness center and conference room center. Prime Group is the property manager and leasing agent, and it now owns the building in a joint venture between subsidiaries of the company and Stamford, CT-based Five Mile Capital Partners LLC. Joe Learner with Studley and Tom Murphy with JSQ Commercial represented Burke, Warren and Steven Baron represented Prime Group.
