MORRISTOWN, NJ-Town planners are seeking qualified developers for a mixed-use project to be built on what is now a commuter parking lot near the downtown station area, which has already seen significant redevelopment in the last five years.

A pre-bid conference is set for Wednesday at the Morristown Town Hall. The deadline for developers submitting their qualifications is March 24.

“This project is in line with the vision Morristown has for itself, as a regional hub,” says Daniel Hernandez, managing director of Jonathan Rose Cos., which is the town planner for Morristown. “The mayor is extremely interested in smart growth in redevelopment districts keyed around the station.”

In partnership with the Morristown Parking Authority, the planners have outlined a proposal to build mid-rise apartments with ground-floor retail and garage parking on 2.38 acres between Lafayette and Morris streets. Their plan would eliminate 105 existing commuter lot spaces.

However, the 722-unit parking deck across Lafayette Street from the station that opened in 2009 is still operating under capacity and can easily handle the overflow, Phil Abramson of Jonathan Rose tells GlobeSt.com.

The planners anticipate a strong turnout at the Wednesday conference. Abramson notes that 15 companies, including some of the largest active in New Jersey, answered a similar call by the Borough of Madison for a transit-oriented development project on a publicly-owned site several weeks ago.

“We’re getting great buzz and feedback in the Tri-State Area and Philadelphia,” says Abramson. “Our own company operates in the real estate world as well as the planning world, and our real estate contacts are showing a lot of excitement.”

Downtown Morristown has significantly evolved as a “Transit Village” redevelopment area over the last 5 to 7 years, Hernandez notes.

Roseland Property Co. played a lead role and invested $250 million in various projects including 40 Park, a 78-unit luxury condominium building overlooking the Morristown Green, and the adjacent 130-unit Metropolitan rental apartment building; the 217-unit Highlands at Morristown Station rental apartments, and the 78 Vail Mansion condominiums.
