STAMFORD, CT-In keeping its commitment to clean energy, development and management firm the Landis Group has assembled an in-house “green team” at its 500,000-square-foot class A office building at 400 Atlantic St. in the heart of Stamford’s central business district.

Under this initiative, the firm has launched several strategies such as changes in electrical usage, fuel/gas consumption and hardscape management to achieve cost-savings and create a healthier, more sustainable work environment for tenants.

“When you look at your return on investment, it is not as important to me as what it is doing for the quality of life at the building,” Scott Landis, principal at the Landis Group, tells GlobeSt.com. “Yes, there will be a return on investment over time, but was most important was doing the right thing for the building and our tenants, and that’s paramount to me.”

In improving the property’s overall energy-efficiency, the team implemented features such as a new stormwater irrigation system, electric car charging stations, new lighting systems and digital time clocks to cut down on expenses by $150,000 annually.

The company is also working to achieve Energy Star certification and pursue Leadership in Energy and Environmental Design certification from the US Green Building Council for the building. Landis says the property is aiming to become LEED certified within the next seven months.

The building, originally constructed in 1980 as Champion Paper’s world headquarters, is 90% occupied by tenants such as UBS, American Express, the Santander Group and Harman Kardon. With only 37,000 square feet left to lease, Landis says 2012 is the first time the building has had a full floor available in the last 10 years.

“Most companies today, not only existing tenants, but tenants in the marketplace, are very savvy,” he says. “As they are looking at properties, one of the first questions they ask when they are looking at spaces ‘is your building green’ or are you LEED certified? What we are thrilled about with 400 Atlantic is that even though the building was built 30 years ago, we are trying basically to do everything as efficiently and effectively as possible, and we’ve come a long way over the past year.”

The property is located across the street from the Stamford Metro-North Station and is adjacent to Interstate 95. Asking rents are approximately $50 per square foot, and Landis says new companies are already starting to explore the last remaining space in the building. An event showcasing the floor will be held on April 5.

“We’ve received a good amount of interest,” he says. “We just put the space on the market and actually just started showing it. We’re starting to get some good momentum there. We are optimistic.”

CBRE’s David Block and Steven Greenbush are the exclusive leasing agents for the building.
