SHOREWOOD, IL-Wilton Industries Inc. has leased about half of a one-million-square-foot industrial building here, known as Heartland Corporate Center, at 21228 Frontage Rd. The food crafting company is bringing the building, located in the 156-acre Heartland business park, to 100% leased.

Jacobson Cos. has leased the other 500,000-square feet since 2010. The 83-year-old Wilton firm is expected to occupy the facility in January 2013. The building includes 136 dock doors, located at Interstate 55 and Route 59.

David Bercu and Matthew Stauber with Colliers International Chicago represented the owner of the building, Clarion Partners. Stauber said in a statement the tenant will be able to use its highly automated operations in the building. Traci Buckingham and Gary Fazzio with CBRE represented the tenant in the lease.

BUFFALO GROVE, IL-Barrett Moving & Storage has signed a new lease that will see the company move its Chicago-area headquarters from Waukegan, IL to a more centralized location here. The company signed a lease for approximately 57,000 square feet of space at 201 Hastings Dr., immediately north of Lake-Cook Road. The firm, a Suddath company and an affiliate of United Van Lines, currently has its location at 3831 Hawthorn Ct. Jones Lang LaSalle’s North Suburban Industrial Brokerage Team Robin Stolberg and Kurt Sarbaugh represented the tenant in the lease.

GENEVA, IL-Love Funding recently announced the closing of a $5.7 million loan refinancing for Residence at Mill Creek, a 48-unit apartment community here that is owned by the Shodeen family. Love Funding senior director Jon Wagenknecht secured the loan through the US Department of Housing and Urban Development’s 223(f) loan program. The loan includes a low interest rate for a 35-year term, generating more than $125,000 in annual interest expense savings. The complex is one of six multifamily properties owned by Shodeen interests in the Tri-City area of Illinois.

CHICAGO-Reed Construction recently completed the build-out of the entire ninth floor at Two North Riverside Plaza here on behalf of Miller Cooper & Co. Ltd., an accounting firm. Equity Office Property Management Corp. selected Reed to complete the 18,000-square-foot office build-out to accommodate Miller Cooper’s relocation. The project included new private and open offices, a kitchen, a server room, conference rooms, a renovated elevator lobby and updated restrooms.

AURORA, IL-V.AR.VIT SpA, a company specializing in the manufacturing of fasteners, screws, nuts, studs and wheel bolts has leased a 55,161-square-foot area within a 257,600-square-foot building at 1455 Sequoia Dr. here. This will be the first location in North America by the Italian firm. The company chose the location because of the easy access from the interstate, 30-foot ceiling heights and five docks. Terence Lynch, senior associate and Jeff Girling, VP with Paine/Wetzel/TCN Worldwide represented the tenant. Jeff Janda and Mike Androwich with Lee & Associates represented the landlord, IDI.

ELWOOD, IL-Morgan / Harbour Construction Co. has been selected as the general contractor for a new 264,847-square-foot, build-to-suit warehouse/distribution facility here on behalf of project developer, CenterPoint Properties. The new project will feature 32-foot clear heights, 28 dock positions and seven rail dock doors. Morgan / Harbour will also build-out a 3,000-square-foot area for office space. The project is scheduled for completion in August of 2012.

MONONA, WI-American Realty Capital Healthcare Trust Inc. recently closed on the acquisition of one free-standing clinical outpatient building, named the Yahara Health Clinic and leased to the University of Wisconsin Medical Foundation, at a purchase price of approximately $9.2 million. This acquisition increases the total size of the company’s portfolio to about $183.9 million comprised of 15 properties. The MOB consists of 31,374 rentable square feet and serves as a clinical outpatient facility that provides services such as x-rays, mammography, health and nutrition education and physical therapy to patients. The property is 100% leased to the foundation. The net lease has a 10-year term, which commenced in October 2011 and expires in September 2021. Michael Bennett with Newmark Knight Frank represented the unnamed seller.

WESTLAND, MI-Mid-America Real Estate-Michigan Inc. recently arranged a 10,000-square-foot lease in Wildwood Plaza at 34250 Ford Rd. here for Dollar Tree. Jack Uhazie represented the tenant, with Adam Goodman representing the landlord, Wildwood Properties LLC in this transaction.

PORTAGE, MI-Signature Associates has negotiated the long-term lease of 3,175 square feet of office space located at 950 Trade Centre Way here. John Mundell and Marc Tourangeau represented the tenant, Farmers Insurance.

ROCHESTER, MN-Mike Palm and Pam Snyder with Coldwell Banker Commercial Griffin Cos. recently negotiated the sale of a 143-room hotel to Snyder and Associates LLC Hotel Group at 1625 South Bwy. here. Palm represented the seller, Phoenix Hotel LLC in this transaction. Snyder represented the buyer. Plans for the hotel are to do an extensive property improvement plan including reflagging the hotel to a major brand.

CHESTERFIELD, MO-Netco Title leased 10,800 square feet of office space for 64 months at 733 Crown Industrial Ct. here from Scott Family Properties LP. Robert Busch with Gundaker Commercial Group Inc. represented the tenant in this transaction. Scott Properties represented the landlord.
