HAMILTON, OH-Duke Realty, based in Indianapolis, has purchased a five-building medical office complex here for a reported $22 million. The buildings are on the Butler County Medical Campus on Hamilton Mason Road.

TriHealth, based in Cincinnati, recently purchased the physician-owned campus, and then sold it to Duke in a sale-leaseback deal. The buildings include doctor offices, a sleep center, an imaging center and a 10-bed inpatient surgical hospital. The buildings are being renamed as TriHealth Bethesda Butler County.

Duke also plans to expand one of the buildings, adding a 10,500-square-foot Emergency department. TriHealth also reportedly will expand the cardiology and cancer services at the site.

TriHealth and Duke have partnered before, as Duke has developed two MOBs at TriHealth’s Good Samaritan Medical Center in Western Ridge, OH. Duke now owns nearly 250,000 square feet of healthcare property in the Cincinnati market, with a nationwide total of about 4.2 million square feet.
