KANSAS CITY, MO-Entertainment Properties Trust, based here, has announced it has signed about $150 million in build-to-suit deals and property acquisitions throughout the country. Most of the properties are movie theaters, and the deals are part of planned 2012 spending of up to $300 million.

The build-to-suit properties include $27 million for enhanced-experience theaters. This includes properties such as the 16-screen Regal Winrock Town Center 16 in Albuquerque, NM; the 13-screen Carmike Champaign 13 in Champaign, IL and the 14-screen Magic Valley 14 Cinemas in Twin Falls, ID.

The REIT has also agreed to spend $30 million for enhanced theaters. This includes the 10-screen iPic Gulfstream in Hallandale Beach, FL; the 11-screen LOOK Prestonwood in Dallas and the 10-screen Alamo Drafthouse Cinema in Austin.

Greg Silvers with the company tells GlobeSt.com that the enhanced locations follow the newest trend in movie-watching. “The expanded menu, luxury seating and alcohol offerings attract the hard-to-get 35 and older group,” he says. “Theaters as a whole are still a dominant sector. Our properties were up 22% last year in box-office revenues, and it continues to be a very powerful category. People want to find ways to get out of the house, and movies remain the cheapest option for entertainment.”

The trust is also partnering with two companies, Jacksonville, FL-based Latitudes and Oakbrook, IL-based Pinstripes, with about $35 earmarked for venues. This includes purchasing the existing main Latitude 30 location in Jacksonville, as well as a build-to-suit in Indianapolis and a renovation in Warrenville, IL. Latitudes properties are 40,000 square feet to 100,000 square feet, and include the newest styles in video games, luxury bowling, movie screening rooms with food service, a high-tech sports bar and other restaurants.

EFA Partners LLC arranged the Latitudes-Entertainment partnership. Kenny Favre, an EFA partner, said in a statement that the deal will allow Latitudes to expand into other markets. “Studies show that many markets are underserved for revolutionary establishments of his type,” he said. Latitudes plans to open up to seven new locations by 2015, Favre said.

The rest of the deals planned by Entertainment Properties include about $38 million for charter schools in Washington, DC; Hurricane, UT; Salt Lake, UT and Broomfield, CO. The remaining $20 million is for two sale-leaseback locations of TopGolf in Dallas and Allen, TX.

Silvers says this entire announcement was the trust’s way of showing stockholder’s that the 2012 promises made at a recent fourth-quarter report are happening. “We’ll continue to announce more throughout the year, we just wanted to demonstrate our investment pipeline,” he says. The trust has about $3 billion invested in properties such as theaters and other destination retail, as well as charter schools.
