UNIVERSITY PARK, IL-USAA Real Estate Co., which built a 1.3-million-square-foot distribution facility here in August, has sold the facility to CBRE Investors for an unnamed amount. Clorox International Co. occupies the building at 2400 Dralle Rd. in a 10-year lease.

The tenant moved from an 800,000-square-foot warehouse in Minooka, as well as a smaller packaging facility near the Wisconsin border, says James Carpenter, an executive director with Cushman & Wakefield. Carpenter represented the seller in the deal. “They were having to ship the product up there, then have it shipped back,” he tells GlobeSt.com. “They saved a lot of money consolidating into this building.”

He says there’s a few companies still looking to make moves into large buildings, bringing back a trend in large warehouse development that slowed during the recession. Since there’s a significant lack of supply, the current buildings are in demand, and there’s even some speculative large development contemplated around the country. “The majority of these users are consumer product or Internet retailers, such as Amazon,” Carpenter says.
