PARIS-The automaker PSA Peugeot Citroen has agreed to sell its main headquarters office here for $326.5 million in a sale-leaseback deal to Montreal-based Ivanhoe Cambridge. The building is at 75 Avenue de la Grande Armee, on one of the city’s main avenues.

The building is 362,000 square feet, and mostly occupied by the automaker. The company, which said in February that it would start selling assets after debt blossomed in the second half of 2011, signed a nine-year lease for the building. Peugeot has occupied the building since 2003.

Ivanhoe executives said the deal gives the company a foothold in a very sought-after district. “We are pursuing our strategic plan to acquire high-quality buildings in the best markets,” said Bill Tresham, president of global investments at Ivanhoe, in a statement. “Investment opportunities such as this are quite rare these days.

Per his remark, commercial real estate experts in the EMEA region have said that class A London and Paris office properties are in high demand, as many investors seek quality property in core areas. Ivanhoe owns a portfolio of 14 office buildings and seven shopping centers in Europe, as well as the T1 tower here.
