HUNTINGTON BEACH, CA-PFF Industrial 5800 & 5900 Skylab Road LLC has purchased two class-A industrial buildings here for $33 million from DCS Holdings Inc. The acquisition consisted of a 138,000-square-foot building at 5900 Skylab Rd., which is leased to Modular Wind Energy, and a 167,778-square-foot building at 5900 Skylab Rd., which is leased to Fisher & Paykel.

Clyde Stauff, senior executive vice president of Colliers International represented both the buyer and the seller in the transaction. “The two Skylab facilities represent the ‘best in class’ for industrial facilities in the West Orange County market,” says Stauff. “The location within the master-planned Boeing/Huntington Beach industrial center, as well as the aesthetics and functional features of the buildings made for a unique acquisition opportunity for the buyer.”

Stauff tells GlobeSt.com that the two adjacent buildings feature attractive steel and glass entryways, 24-ft.-minimum ceilings and large concrete truck courts. He adds that the purchase transaction was for all cash and that MWE leased 5800 Skylab Rd., built in 1997, a year ago on a five-year lease, while Fisher & Paykel has occupied 5900 Skylab Rd., built in 1999, for more than seven years. Also, the seller consisted of a partnership among three individuals who elected to take advantage of current positive economic investment sale trends and distribute their assets individually into other investments; the buyer does not own any other properties in the area.
