MIAMI—“The Building” just topped off. Located at 2990 Ponce de Leon Blvd. in Coral Gables, the 58,000-square-foot class A office building is already 65% pre-leased.

Transwestern senior vice presidents Walter Robinson and Laurel Oswald, along with associate Jennifer Lee Marcus, are leading the leasing efforts. The Building is set to open in June 2012. Tenants will include Zubi Advertising, Mas Group, and Sanchez-Medina, Gonzalez, Quesada, Lage, Crespo, Gomez & Machado, LLP.

“We took a very strategic and tactical preleasing approach to this asset by targeting specific businesses that we felt provided the best tenant mix and would deliver immediate value,” Robinson tells GlobeSt.com. “Secondarily, the depth of the developer, AJP Ventures, and Transwestern, in the community provided the long-standing relationships necessary to execute the plan. This allowed for the proper strategic alignment to seize opportunities and deliver the project on time and on budget.”
