MONROE TOWNSHIP, NJ–Matrix Development Group announced a deal for significant expansion of space by W.W. Grainger at its Northeast Business Park just off the Exit 7A interchange of the New Jersey Turnpike.

The industrial supply company signed for an additional 101,944 square feet at 16 Applegate Dr. in Monroe. W.W. Grainger now occupies a total of 187,185 square feet at the building, where another 295,000 square feet of space is available for lease.

James R. Murray, a Matrix vice-president, represented his company in the transaction and Stephen Salomon of CBRE represented W.W. Grainger, a broad-line supplier of maintenance, repair and operating products.

“Matrix and W.W. Grainger have a long-established business relationship that started when Matrix constructed a building for the company at Exit 8A” along the Turnpike, Murray says. When W.W. Grainger outgrew that building, Murray said the company turned to Matrix to build a larger facility at Exit 7A. Meanwhile, Matrix bought the Exit 8A building.

The 16 Applegate Drive facility is located within a Foreign Trade Zone less than one-quarter mile from Exit 7 off the Turnpike and Interstate 195, the primary east-west roadway in the region. The Northeast Business Park is contiguous to Matrix Business Park at 7A, a 480-acre industrial park.

The building has a 36-foot clear height and trailer parking, in addition to an Early Suppression Fast Response fire suppression system. Other tenants include Lifetime Brands, Inc., and Sleepy’s, among other regional operators.
