EAST MANCHESTER, PA-Panattoni Development Co., Inc. has signed a 12-year lease with L’Oreal USA to occupy a 193,000-square-foot York County distribution center that previously served as a handling facility for the Harley Davidson Motor Company.

Sacramento-based Panattoni bought the ten-year old building at 75 Steamboat Boulevard in East Manchester Township from Harley last July. Upgrades to suit L’Oreal will include construction of flammable/aerosol rooms in addition to improvements to both general office and warehouse space. The building has the capacity to be expanded by another 92,500 square feet.

L'Oreal will use the facility to serve its Salon Centric division, which makes overnight deliveries to retail locations throughout the Northeast. The operation will bring 100 full time jobs to the community, according to L’Oreal.

Pat McBride and Gerry Blinebury of Cushman & Wakefield represented Panattoni in arranging the lease for the cosmetics and beauty producer, which expects to be fully operational at the site by fall. Ed Dudzinski and Richard Greenberg of Atlantic Real Estate Services represented the tenant.

Panattoni partner D. Reid Townsend says, "This transaction reinforces the strength of the Central Pennsylvania industrial market. It signals that tenants have a renewed interest in long term commitments in core locations for Class A products."

In January, Trammell Crow Co. and USAA Real Estate broke ground on a speculative project in Carlisle: a 700,000-square-foot distribution facility at the Mountain Creek Distribution Center.

These developments are in line with recent reports predicting general improvement in industrial activity for the year along the I-81 corridor in Pennsylvania.
