JUNCTION CITY, KS-A company linked to Prescott, AZ-based Michael Taylor Architects has purchased the 602-unit Bluffs apartment complex here for $43.6 million. The 3-year-old property is adjacent to Fort Riley, home of the US Army’s First Infantry Division.

Alex Blagojevich, David Gaines, Richard Glinski and Jacob Steele with Marcus & Millichap represented the seller, the Bluffs LLC, and the buyer, Prescott Facility LLC. The men tell GlobeSt.com that the military base doesn’t have the housing stock to keep up with growth.

“Fort Riley’s military population has more than doubled since 2006,” Blagojevich says. This complex is one of only a handful of properties that can handle many tenants. The property at 1810 Caroline Ave. is 98% leased, and features apartments with data-line Internet, washers and dryers, 9-foot ceilings and private balconies or patios. Rents range from $575 to $1,040 per month.
