PALM BEACH, FL—In a sign that the education sector is thriving, the Learning Experience, an early education learning academy, just inked a deal for 14 build-to-suit leases. More than half are in Florida.

The Learning Experience is opening one new center nationally about every 15 days. The company is aggressively seeking build-to-suit developers to help it meet its growth demands in Florida and nationally.

“The Southeast is a key target for us as the area has been underserved until now as it pertains early education,” Nick Vanella, senior vice president of Real Estate Development at The Learning Experience / ComRealty Group, tells GlobeSt.com. “About 170 parents are arriving twice daily to these properties, with the majority living within a three- to five-mile radius. Our centers serve as active feeder to the other offerings within retail development.”

The Learning Experience has opened more than 70 locations in the last three years, while maintaining positive same store comps and system wide growth rate of over 53% each year. About 95% of its academies are freestanding out parcels, with an average footprint of 10,000 rentable square feet plus parking and playground.

“In spite of, or possible directly related to our economic displacement, parents are stressing advancement through early education as a high priority for their children,” Vanella says. “This, combined with the steadfast population growth of children under the age of five every year since 1998, has led to growth.”
