EAST BRUNSWICK, NJ–With the recent completion of deals to bring Chipotle Mexican Grill and Sarku Japan restaurants to the new outdoor retail center Summerhill Square in East Brunswick, the center is 96% leased.

The center on Route 18, developed by Pagano Realty, is represented by co-brokers R.J. Brunelli and Welco Realty. R.J. Brunelli completed the two recent restaurant deals.

Summerhill Square houses 126,000 square feet of in-line and pad space. A 4,500-square-foot end-cap is the only remaining space available in the existing structures, according to William Lenaz, senior vice president at Old Bridge-based R.J. Brunelli. An additional 31,000 square feet is available for development on a vacant parcel that is adjacent to the Toys ‘R’ Us/Babies ‘R’ Us superstore at the center.

The 2,000-square-foot Chipotle Mexican Grill and 1,750-square-foot Sarku Japan will join a 1,250-square-foot Cups Frozen Yogurt in a freestanding pad building fronting on Route 18. According to Lenaz, Chipotle is expected to open within the next 30 days, with the two other tenants following by early summer.

Besides Toys ‘R’ Us/Babies ‘R’ Us, other tenants already operating include Ulta Cosmetics, Annie Sez, David’s Bridal, Pier 1 Imports, Five Below, Torrid and Muscle Maker Grill.

Bounded by Route 18, Summerhill Road and Arthur Street, Summerhill Square serves a primary market within a three-mile radius of 84,300 residents in 30,300 households, according to Brunelli. The average annual household income exceeds $95,000. Within a 10-mile radius, there are 750,500 residents in 266,000 households, with average household income exceeding $92,000.
