MORRISTOWN, NJ-RXR Realty has completed a lease with the global consulting firm Aon at 44 Whippany Road, the company's showcase office building in Morristown.
Todd Rechler, an executive of both RXR and its construction and development subsidiary, said the lease for 31,000 square feet with the leading management service company came as a direct result of extensive upgrades recently completed at the building.
"This lease is a testament to the success of our renovation program at 44 Whippany Road, which has been strategically enhanced to provide tenants with a best-in-class, modern work environment," says Rechler. “We are pleased to welcome Aon to this premier property, and are confident that the company will benefit from this site's upgraded facilities and prime location near exceptional amenities."
Aon provides business management services and consultant service on insurance and reinsurance brokerage and human capital. Edward DaCosta of CBRE represented Aon in the transaction.
Rechler said that environmental improvements made to the Short Hills property include installation of new energy-efficient HVAC and management systems, LED lighting and water-saving restroom features. The building's HVAC system and controls were replaced to provide improved comfort and individual tenant accommodation.
Also, the lobby and common areas were redesigned, and given new granite floors, a new ceiling and energy efficient lighting. RXR also added a fitness center and multi-purpose team room as amenities for tenants at 44 Whippany. The exterior landscaping was rejuvenated and the hardscaping was reworked to provide a more modern look and feel; new plantings were installed and existing water features were upgraded. The campus property overlooks a pond, and features a jogging path that winds throughout the site, set adjacent to the 127-acre Frelinghuysen Arboretum.
