BRIDGEWATER, NJ–SJP Properties has signed Allergan, Inc. to a 93,000-square-foot lease at its Somerset Corporate Center II in Bridgewater. The California-based health care company, best known as the maker of Botox, will establish an East Coast presence with the move of several hundred jobs into the state.
Last year, the Gov. Christopher J. Christie administration won a competition among several states to lure Allergan to New Jersey by offering a tidy package of business incentives. Economic Development Authority officials estimate that the company will invest up to $12 million in the state’s economy.
“Allergen made its choice of a site in New Jersey based on the quality of the asset at Somerset Corporate Center,” SJP’s Peter Bronsnick tells GlobeSt.com. “They specifically sought out a business park with strong ownership and room to grow within the park.”
Somerset Corporate Center II offers a total of 250,000 square feet and is situated within Somerset Corporate Center, one of SJP’s campus developments, directly off Interstate 78 and Interstate 287. The building is 12 years old.
SJP’s CEO Steven J. Pozycki says in a statement that the Bridgewater campus is an ideal location for world-class companies like Allergan, noting that current tenants include Juniper Networks, Qualcomm, Merrill Lynch, Aon Consulting, and Dr. Reddy's Laboratories. “This transaction is a continuation of our organization’s track record attracting leading-edge companies to our properties,” Pozycki says. “We are extremely confident that Allergan will strongly benefit from this property’s strategic location within the heart of New Jersey’s pharma/tech corridor, offering unparalleled access to a highly skilled labor pool,” he added.
The property is equipped with energy-efficient systems that produce low emissions and optimal indoor air quality, and has been awarded Energy Star recognition. SJP is also seeking recognition as a “LEED Existing Building” from the US Building Council.
Five buildings at Somerset Corporate Center surround a 15-acre central park with walking paths, sitting areas and extensive landscaping. Each building also has private gardens with a fountains and park-style seating.
The surrounding area offers diverse amenities: Rutgers University and Raritan Valley College have campuses near the center. Numerous hotels, including the adjacent 300-room Bridgewater Marriot Hotel and conference center, are also located nearby. Bridgewater Commons Mall, the second-largest mall in New Jersey, is situated across Routes 202/206. Restaurants, numerous country clubs and public golf courses, movie theaters and daycare facilities also lie in close proximity.
The center’s new tenant expects to move in by the end of summer, says Bronsnick. Allergan has 10,000 employees worldwide and a presence in more than 100 countries. First established as an eye care company, Allergan now specializes in neurosciences, medical aesthetics, medical dermatology, obesity intervention and urologics, in addition to eye care. The firm’s well-known products include Botox, Restasis and Lap-Band.
“Working diligently to attract leading companies such as Allergan to New Jersey to improve our long-term economic prospects has been a top priority of mine since I took office,” said Christie in a statement after SJP announced the lease-taking.
SJP was represented in-house for the transaction. Allergan was represented by Kurt Burdack, Carolyn Sica and Chip Wright of CBRE.
