One of our partners during the RECon show this year is the County of San Bernardino (booth CW149). Within San Bernardino there are several municipalities with a lot going on in retail real estate. One of them in the Town of Apple Valley. Orlando Acevedo, the town's economic development manager, spoke with us recently about the retail spark in Apple Valley:

"The Town of Apple Valley in the High Desert region of the County of San Bernardino is a relatively young and affordable market, offering a great deal more opportunity than one might expect. Established as a resort getaway for early Hollywood icons, Apple Valley’s start as a bedroom community continues to evolve.

More than 3.5 million square feet of retail space opened its doors in Apple Valley since 2005. Demonstrating the momentum that is taking place, more than 200 retailers have recently opened including Cinemark Theater, 24-Hour Fitness, Best Buy, Bed Bath and Beyond, Super Target, Home Depot, Lowe’s, UltraStar Cinema, Oggi's Pizza & Brewery, Ross Dress for Less, Red Robin, WinCo Foods and Applebee’s. Still, retail studies show that Apple Valley holds underserved retail niches.

The following two major retail centers provide the biggest draw for Apple Valley:

  • Apple Valley Commons, developed by Lewis Retail Centers, is a 650,000 square foot center anchored by California's first Super Target. The Super Target has been an important concept here changing the way people shop for groceries. Super Target stores include a bakery, deli, fresh (and often organic) produce, restaurant, one-hour photo center, optical center, pharmacy and Starbucks. Available retail space at the project includes restaurant and sub-anchor pads, in-line units, and an adjacent 10-acre hotel or office site. A 260,000 square foot Walmart Supercenter is in development across the street from Apple Valley Commons with an anticipated opening date in 2013.The Supercenters also combine a full grocery and general merchandise under one roof. The concept of a grocery anchored center has started to change in the High Desert with the introduction of both Walmart and Target’s combined grocery and lifestyle concepts.
  • Jess Ranch Marketplace is one of the region’s most dynamic retail destinations. Developed by ICSC past-Chairman, Mr. Mal Riley, president of Mal Riley & Associates, this 969,000 square foot regional center includes Cinemark Theater, 24 Hour Fitness, Target, Bed Bath & Beyond, Best Buy, WinCo Foods, Burlington Coat Factory, Applebee’s, Buffalo Wild Wings, Red Robin, Bank of America, Big 5 Sporting Goods, Oggi's Pizza & Brewery, Kirkland's, Lane Bryant, PetSmart, Rite Aid, Staples and US Bank. Available commercial space includes a 10,000 square foot pad, inline units and adjacent hotel and office sites.

A major development to occur in the next two years is the Yucca Loma Bridge, a critical capital project that will link west Apple Valley with Interstate-15 through the city of Victorville. Now in the pre-development phase, the Bridge will open the intersection of Yucca Loma Road and Apple Valley Road (Apple Valley’s chief north-south arterial) for development of The Fountains at Quail Ridge, a much anticipated 346,000 square foot lifestyle center located at the heart of Apple Valley’s best demographic area. The Fountains is now available for lease or purchase."
