LAS VEGAS-Jones Lang LaSalle has hired 21-year industry veteran Xavier Wasiak as senior vice president in the firm’s Las Vegas office. Wasiak will specialize in advising tenants, landlord and investors with their industrial real estate needs.

Wasiak joins Jones Lang LaSalle with a wealth of experience in industrial real estate including sales and leasing brokerage, development and land acquisition/disposition, according to a prepared statement. Prior to joining, he was a senior vice president at a “major commercial real estate firm” where he was responsible for working with numerous landlords and tenants.

Wasiak is the second senior level executive to join Jones Lang LaSalle’s Las Vegas team in 2012. In April, Michael Shohet was hired as senior project manager of the firm's project and development services group. Shohet is currently assisting with the historic renovation of the former Las Vegas City Hall site into Zappos’ new headquarters.

Throughout his career, Wasiak has represented several premier companies including US Bank, Panattoni Development, US Micro Corp. and Harsch Investment Properties, securing more than 500 industrial sale and lease transactions in Southern Nevada. He is an active member of SIOR and NAIOP.

“Our goal is to continue to expand our expertise in Las Vegas to better serve our clients as many see this market as a strategic regional location,” explains Jones Lang LaSalle senior managing director Jeff Ingham.

The Las Vegas industrial market continues its bumpy ride along the bottom, sometimes with deep pitfalls, Wasiak tells GlobeSt.com. “Investment sales prices in almost all cases are well below replacement cost,” he says.

Wasiak adds that “Rental rates are at a 10-year low with more options in all product types available to tenants than at any other time in Las Vegas' history. Demand remains relatively flat with an expectation of increased demand by the beginning of the third quarter.” He explains that the abundance of options for most tenants makes it “an exciting time to be considering an expansion or relocation” here in Las Vegas.
