LAS COLINAS, TX—Campus Apartments’ David J. Adelman, shares his observations on the student housing market at the RealShare Student Housing 2012 conference, held here recently. The president and CEO tells Real Estate Forum editor-in-chief Sule Aygoren Carranza to expect more acquisitions in the sector due to several portfolios set to come onto the market.  

• Though there are new players coming onto the field, the student housing space remains highly fragmented. Still, there’s concern that inexperienced, over-aggressive investors will damage the sector’s hard-earned reputation with poor decision making
• Rising cost of higher education is a huge issue that must be tackled. It even impacts business decisions: “When looking at schools, we’re always careful to ask, ‘Does this university have a value proposition to attract student here? Will this be an economically viable educational solution for people?’ ”
• The next big trend in student housing development will be mixed-use, urban infill type product.
