ATLANTA—The job market recovery in Atlanta is encouraging retailers to transition into expansion mode. And that, says Marcus & Millichap, will support falling vacancy and rising rents in many areas of the Atlanta metro this year.

Indeed, according to M&M’s latest RetailResearch Market Overview, better availability of construction lending is moving the likes of Publix and Kroger to shift their focus from renovating and updating existing retail stores to opening new ones. Meanwhile, Walmart is taking advantage of Food Lion’s exodus from the region to explore open smaller marketplace grocery stores.

M&M also reports that restaurants are looking for additional locations across the Atlanta metro, specifically pointing to Dunkin’ Donuts, McAlister’s Deli, Taco Mac and Newk’s Express Caf
