NEW YORK CITY-The Durst Organization, the family-run owner/manager of 13 million square feet of Manhattan office towers, has selected CBRE to lease the retail space at the base of its 1.8-million-square-foot 4 Times Square, the former home of ESPN Zone located at the “Crossroads of the World” – the corner of Broadway and West 42nd Street.

The announcement comes shortly after specialty fashion retailer Express was in talks for the three-story, 42,550-square-foot space, but was wooed by a “stronger location” owned by SL Green Realty Corp. and Jeff Sutton at 1552 Broadway in the heart of Time Square’s bow-tie. Now, CBRE’s retail team of Amira Yunis, Gary Trock, Matthew Krell and Lyle Trued are marketing the space, pushing the location’s visibility and proximity to the city’s most accessed subway station: Times Square – 42nd Street.

“We will be unveiling a new storefront and signage design that will highlight what is arguably the most prominent corner in the United States,” Yunis says, in a statement. “This is an opportunity to occupy a fantastic flagship location near some of the top selling retail outlets in the US, including Forever 21, American Eagle and Aeropostale.”

In addition to tourism, Times Square benefits from 200,000 office employees and retail sales that exceed $700 million a year, which Jody Durst, president of the Durst Organization, says will help bring in a new user. “We expect to attract a world-class retailer who will benefit fully from the area’s vast number of local and tourist shoppers as well as our premier location in Times Square,” he says, in a statement.

4 Times Square’s upper floors are home to luxury publisher Conde Nast, who will relocate from its current headquarters to One World Trade Center in 2013. The Port Authority of New York & New Jersey will take responsibility for Conde’s existing lease at 4 Times Square, which expires in 2019.
