GLENDALE, CA-The local area has a new affordable-housing option with this week’s grand-opening of Doran Gardens by Pasadena-based non-profit housing developer Heritage Housing Partners. The $30-million, 57-unit development here features single-family townhomes and condos for moderate-income households.
The project was jointly developed with the City of Glendale to provide affordable first-time homeownership opportunities for this demographic. Doran Gardens features above-market quality at below-market prices that are at least 30% lower than other new condos in town, according to HHP. Qualifying buyer household incomes vary based on household size, ranging from $47,250 for a one-person household to a maximum of $83,950 for a five-person household.
The project is also GreenPoint-rated, delivering twice the energy efficiency of current building codes, thereby significantly reducing monthly utility costs. Plans range in size from one-bedroom to four-bedroom units located around sunny courtyards, and a new public “mini-park” is located adjacent to the project.
The development in central Glendale is also located about 1 mile from restaurants and retail, including Glendale Galleria. As GlobeSt.com previously reported, in April a comprehensive redevelopment project began for Glendale Galleria, a 1.5-million-square-foot super-regional shopping center here owned and managed by Chicago-based REIT General Growth Properties. Renovations for the center, noted for its consistently new and cutting-edge retail concepts, are expected to be completed by Fall 2013 and include construction of a 120,000-square-foot Bloomingdale’s store as the center’s new anchor. Larry Martin, senior general manager of the center, said at the time that the renovations will impart a more modern ambiance and enhanced shopping experience to the Galleria, adding “so many fantastic improvements and aesthetic updates.”
Timothy Sales, director of marketing and sales for HHP, tells GlobeSt.com that Doran Gardens is the first project for moderate-income homebuyers in Glendale and that the area is beginning to show signs of recovery. “Things are really picking up in the residential market here. There’s a lot less inventory—we’re down to three or four months of inventory—and we’re seeing units that are selling in reasonable date on market of 35-40 days. Spring has been a strong period for this area.”
Sales adds that the region has seen a price appreciation of about 3% over the last few months, which on a quarterly basis is a strong gain. “The combination of low supply and increased consumer confidence has driven up prices, and what’s available will go pretty quick.”
