MENOMONEE FALLS, WI-Kohl’s Inc., based here, plans to build a second office campus on 100 acres of vacant land in the Woodland Prime office park here. The retailer, which has 1,134stores in 49 states, is taking the property in a land swap with the village that will include up to $62.5 million in tax credits over 12 years.
Kevin Mansell, Kohl’s chairman, said in a statement that considered building a new campus outside the state, but it was the firm’s preference to keep jobs in the state. “The Woodland Prime site accomplishes that goal and gives us the room we need to satisfy our business needs for decades to come,” Mansell said. The new 900,000-square-foot campus will reportedly cost $250 million to build.
As part of the deal Kohl’s will also acquire a small office building adjacent to the vacant land. The retailer plans to build a second corporate campus on the 100-acre site as part of its expansion. The retailer has up to three years to build the new campus, but will also keep its current headquarters and a credit service center.
In exchange for the building and land, the village will take over a 530,000-square-foot building, a former distribution center owned by Kohl’s that was converted to office space, here in Menomonee Falls. Also, the Wisconsin Economic Development Corp. will create an Enterprise Zone to provide up to $62.5 million in tax credits for 12 years, with the actual amount of incentive dependent on the number of new jobs and spending.
