PHILADELPHIA-Campus Apartments, a national developer and manager of university-affiliated real estate, chose to open its first hotel development in the University City district here. The neighborhood takes in the University of Pennsylvania campus, Penn Medicine and The Children’s Hospital of Philadelphia, among other institutions

The new extended-stay hotel at 4109 Walnut St. carries a Homewood Suites by Hilton flag. Its grand opening ceremonies are set for today.

“We were approached to do a hotel by six different companies,” David Adelman, CEO of Campus Apartments tells GlobeSt.com. “It took us a while to get comfortable with the idea, but ultimately we decided this is the ideal site."

The company has been based in Philadelphia for 50 years. “We’ve maintained a commitment to meet the needs of each community we serve,” Adelman adds. “There’s no better example of that than our home base.”

The hotel, which had a soft opening in June to accommodate families coming to town for University graduation, is designed to serve professionals, patients, their families and convention visitors, Adelman said.

The hotel offers 136 suites with about 500 square feet each, featuring full kitchens, dining tables and separate work areas with phone and Internet access. There is a fitness center, indoor swimming pool, convenience shop, business center and 800-square-foot meeting space.

The hotel also offers free shuttle service throughout University City and complimentary meals for guests, including daily hot breakfast and Monday-Thursday evening dinner and beverages.

Madeline Bell, president of The Children's Hospital says in a statement that, “The new Homewood Suites will provide our patients’ families and faculty recruits with much-needed access to affordable short- and long-term housing.”

Adelman notes that his company began its first hotel in 2010, “in the middle of a national financial crisis,” but was buoyed by a public/private effort that included a state tax incentive grant and other state and local business incentives.

The hotel was built to meet LEED environmental standards and includes energy-efficient elements, such as a green roof and low-flow fixtures.

“The Homewood Suites brand is an ideal fit for this hotel and its position in the Philadelphia market,” says Bill Duncan, the global head of Homewood Suites by Hilton. “By providing a residential-style atmosphere for guests, this hotel will allow visitors to feel the comfort, convenience and privacy of a home away from home.”
