NORWALK, CT-Cervalis LLC has signed a long-term lease with landlord FPG Norden DC LLC, a subsidiary of Fortis Property Group LLC, for a new 167,691-square-foot data center and disaster recovery center to be built at 10 Norden Pl., making it the largest build-to-suit project in 12 years in Fairfield County.
Howard E. Greenberg, president of White Plains, NY-based Howard Properties, Ltd., in partnership with John Stoddard, VP of Jones Lang LaSalle’s Stamford office, represented Cervalis, LLC on the deal. Greenberg tells GlobeSt.com that creating a brand new data center and building it out of the ground is “a testament” of the market for this type of product. Construction is scheduled to begin next year, he adds.
“We live in a technology world, and an operator like Cervalis has clients that are doing production,” Greenberg says. “It just shows on two levels on the computer side and one level on the people side, companies can’t operate without these facilities today. They are very expensive and tough to place, mainly again because of the infrastructure requirements. In an otherwise poor real estate market, here’s a deal of 168,000 square feet that has very few people in it, but it is a very important type of facility.”
Upon completion of the new Norwalk data center, Cevalis’ operations will total more than 470,000 square feet of space in New York, New Jersey and Connecticut. The company’s clients include financial services, insurances, healthcare, government, education, energy, media, manufacturing, transportation, retail and not-for-profit
Jodie Dostal, senior director of Cushman & Wakefield CT, Inc. represented the landlord FPG Norden DC.
