BURLINGTON, MA-Route 128 will soon have its first speculative office building; according to CBRE, the office property, 78 Blanchard Road, is now under construction. The completed office property will stand at five stories and span 120,000 square feet. In a release, the company outlined details of the building, including that it will be part of the 200,000 square foot office park called Blanchard Woods here.

Blanchard Woods is to be developed the owner Duffy Properties and, according to the release, the office park is in a strategic location near four hotels, 160 retailers, and 10 full-service restaurants. Additionally, there are a wide range of features associated with 78 Blanchard Road including prominent signage for larger tenants, a fitness center and a full-service cafeteria.

CB Richard Ellis – N.E. Partners, LP Suburban Brokerage team members Steve Murphy, Principal, and Alex Plaisted, Associate, will be responsible for the leasing efforts of 78 Blanchard Road.

This latest development in the Greater Boston area speaks to its uptick in office leasing which Richards, Barry Joyce & Partners observed in their recent OfficeSTATus report which Globest.com reported on last month. According to their views and recent figures, companies such as Keurig – which recently inked leases – are looking outside of the downtown area for office space. Because of its proximity to Boston itself, Route 128 and I-95, Burlington has become a hot area for office.
