LOS ANGELES-Lee & Associates has arranged two lease deals at 4811 Airport Plaza in Long Beach, CA, completely leasing up floors 3-5 in the 126,270-square-foot building, along with additional ground-floor space for one of the tenants. Also, the firm has hired three key industrial and office brokers to its West Los Angeles offices.

General Services Administration—Federal Bureau of Investigation fully leased the 21,264-square-foot 5th floor, with an additional 1,000 square feet on the ground floor. The 15-year lease term was negotiated for $9.6 million. Also, Verizon California Inc., a Verizon operating company, fully leased the building’s 4th floor consisting of 21,264 square feet and is exercising its option by additionally leasing the 3rd floor for a total of 45,528 square feet. The six-year lease term for Verizon begins in August.

Jeff Coburn, Shaun McCullough, Dylan Espley-Jones and Say Jeon of Lee’s Los Angeles-Long Beach office represented the landlord, 4811 Airport Plaza LLC, in the transactions, as well as GSA-FBI. Verizon was represented by Jones Lang LaSalle.

The building, which was completed in 1987, is a six-story, class-A office property located adjacent to the Long Beach Airport and Marriott Hotel and was occupied by former multinational aerospace tenant Boeing until the fourth quarter of 2010. “The building’s ideal 405 freeway proximity, coupled with ample free parking, surrounding amenities and attractive lease rates, has drawn significant activity from companies looking for a strategic location between Los Angeles and Orange counties,” said Coburn in a prepared statement. “These deals bring needed positive absorption to a submarket that has taken a big hit with Boeing’s recent downsizing.”

In addition, principals Keith H. Fielding, Tibor S. Lody and Aleks Trifunovic, who previously worked as a team with Klabin Co., have been brought on board as brokers in Lee’s West L.A. offices. At his former company, Fielding specialized in both landlord and tenant representation and property disposition with a concentration in office. Lody has specialized in landlord representation for office and industrial properties with an emphasis in creative properties, developing extensive experience in disposition and listing services for tenants and owners, as well as acquisition and disposition of investment-grade properties. Trifunovic specializes in both tenant representation and property disposition with a concentration in industrial, office, creative office and land.

As GlobeSt.com previously reported, earlier this month GlobeSt.com exclusively learned that a portfolio of four multifamily properties in the Brentwood and West Los Angeles communities of Los Angeles has sold in separate transactions totaling more than $12 million. Lee & Associates-LA North/Ventura principals Mike Smith, Jim Fisher and Craig Stevens, represented the seller in all the transactions and the buyers in two of the transactions.
