REDLANDS, CA-Medline Industries, a privately held national manufacturer and distributor of healthcare supplies and services, has signed a lease with BlackRidge Real Estate Group/Verde Realty to fully occupy a 147,677-square foot industrial building here at 1455 Research Dr. The tenant will use the building for distribution operations.
Juan Gutierrez, a senior associate, worked with Frank Geraci, Walt Chenoweth and Patrick Wood—all from in Voit Real Estate Services’ Inland Empire office—to represent BlackRidge in the transaction, while Medline was represented by Chuck Belden of Cushman & Wakefield. The lease represents an expansion for the tenant, who was seeking additional warehouse space in close proximity to its existing 405,000-square-foot distribution center in San Bernardino.
“The property is a class-A warehouse within a master-planned business park, which is especially attractive to tenants in the current market,” said Gutierrez in a prepared statement. “Leasing activity is on the rise in the Inland Empire, and the supply of large, class-A product continues to tighten.”
As GlobeSt.com previously reported, in June BlackRidge represented owner BAL Freeway Associates in a lease-extension transaction with tenant PPR Repipe at 5525 Gibraltar, a 20,000-square-foot facility in Ontario, CA. Robert Ritschel, SVP with the Saywitz Co., represented the tenant, a manufacturer of fabricated pipe and pipe fittings for the plumbing, air conditioning and heating industry.
