MIAMI—New-to-market tenants represent more than 24,000 square feet of Brickell Bay Office Tower’s latest deals. And that brings occupancy up to 97%.

Brickell Bay Office Tower is welcoming five new-to-market tenants to its 32-story class A building in Miami’s Brickell Financial District. The new-to-market tenants are part a rash of leases totaling 31,642 square feet. Financial terms of the agreements were not disclosed.

The new-to-market tenants are: Domus Prime Services, which provides concierge services to Latin American clients; an undisclosed Houston, TX-based health care company; global technology/IT provider NEC Corporation; Europe-based international sports broadcasting company MP & Silva; and law firm Alvarez, Arrieta & Diaz-Silveira, LLP. A sixth lease was inked with Tom Manos P.A., which relocated from another Brickell-area office building.

Christian Driussi, vice president for Brickell Bay Office Tower, represented the building’s ownership in the transactions. He tells GobeSt.com Miami is gaining traction as a go-to market for global firms seeking to establish a presence in the U.S. or Latin America.

“In the past 12 to 24 months we’ve seen the arrival of companies from South America, Europe or other regions in the United States,” Driussi says. "They usually come here and start buying some real estate and then open business. Even though there’s a lot of uncertainty out there, especially in Europe, international new-to-market tenants are still betting on Brickell.”

Brickell Bay is in a prime position to pick up smaller new-to-market tenants because it’s a boutique building in a strategic location. Brickell Bay Office Tower offers floor plates ranging from 10,896 to 18,622 square feet, smaller than most of the competing buildings. The ownership has invested $1 million to upgrade the building and a 1.8 million modernization project is underway on the elevators.
