BOSTON-Both long-term residents and visitors to Boston are undoubtedly familiar with the iconic Christian Science Plaza and its office building located at 177 Huntington Ave. HFF revealed via press release that it arranged the leasing for the ground portion of this office property to the tune of $59 million. The renter will be Beacon Capital Partners, LLC.

According to the company, the lease-signing is part of a larger scheme – the Church’s Plaza Revitalization Project, which has been developed by the Boston Redevelopment Authority and others in the community. According to HFF, the project aims to – among other things – boost the Church’s real estate revenues such that they are closer to its real estate-related expenses. This will be achieved, in part, but improving the surrounding space, looking for sustainable elements and making better use of all the real estate available.

HFF team lead in the transaction, managing director Coleman Benedict, said “This asset was particularly attractive to investors due to its location and value-add components,” when discussing the arrangement in the same statement. “Beacon Capital provided the most compelling terms for our client and will be a great steward of the asset going forward.”
