LOS ANGELES-GlobeSt.com has learned exclusively that commercial builder Bernards is collaborating with SWA Architects as the design builder for a medical-office building on the White Memorial Medical Center campus here. The new facility, which Bernards broke ground on earlier this year, will cost $15 million to build and span 41,000 square feet; it is scheduled for completion in August 2013.
The concrete structure will include three stories of medical-office space atop a three-level parking garage. The interior will incorporate the same colors and textures used throughout other campus buildings.
The project, located at State St. and Cesar E. Chavez Ave. in the Boyle Heights neighborhood, is intended to create jobs for community residents. According to Bernards, WMMC considers job development a crucial part of its role in the community and serves as a training ground for new physicians, nurses and other healthcare professionals. The new building will accommodate roughly 15 additional physician practices as well as other medical services in a state-of-the-art, sustainable facility.
“Our design-build team overcame the challenging requirements of a small site and limited budget to create an extremely efficient building that meets White Memorial’s requirements and, in the process, exceeded [their] expectations,” said Steve Pellegren, VP preconstruction services in Bernards’ Los Angeles office, in a prepared statement.
WMMC is just east of downtown L.A. and is one of the region’s leading non-profit hospitals, providing a full range of in-patient, outpatient, emergency and diagnostic services to communities in and near downtown. The MOB project is part of an ongoing hospital-expansion program designed to better serve the community’s health needs. WMMC’s Medical Plazas I and II are currently operating at full capacity, which has created a need for additional medical-office space.
Bernards previously served as general contractor for a new $18-million, 19.333-square-foot concourse building at WMMC. This project, which was completed in 2010, included the hospital’s main entry, pergola, meditation garden, lobby, chapel, gift shop and waiting areas, as well as a porte cochere and an underground tunnel connecting the concourse building with the specialty-care tower, north and south buildings.
As GlobeSt.com previously tweeted about on @GlobeStcom on Twitter and @GlobeStLIVE and reported, Bernards is working with developer BRE Properties on a $105-million, mixed-use project at the intersection of Wilshire Blvd. and La Brea Ave. in the mid-city section of Los Angeles. Three years in pre-construction and scheduled for completion in April 2014, the project broke ground in August.
