WASHINGTON, DC-Gallup Inc. is renewing the 79,850 square feet it occupies at 901 F St., NW, a boutique office building owned by TF Cornerstone. With other commitments in the pipeline, the building will be fully occupied, Jones Lang LaSalle broker Amy Bowser tells GlobeSt.com. Bowser, along with colleague Trip Howell, represented TF Cornerstone in the deal. Chuck Pilchard of Pilchard Realty Advisors, represented Gallup.

Gallup’s renewal is a reflection of larger trends in the DC market—tenants are remaining cautious in their decision-making, preferring to stay put. The Gallup renewal is a bit more positive of a story for the District in that the company did not retrench space, as many firms are doing. Indeed, it has been steadily expanding its footprint in the building since it moved in in 2000 when the building delivered. TF Cornerstone’s concessions for the space were consistent with renewals in a trophy building, Bowser adds, declining to discuss more specifics.

In general, the DC is still a tenant’s market and the concessions landlords make are a reflection of that. In an earlier interview with GlobeSt.com Creighton J Armstrong, JLL managing director, told GlobeSt.com that concessions are, in fact, on the rise, especially free rent. One notable example was a concession that Vornado Realty Vornado/Charles E. Smith granted the United Nations Foundation for its 85,000 lease at 1750 Pennsylvania Ave., NW: it agreed to assume the institution’s current lease obligations, which are running for another three years.
