First the World Trade Center shattered office records for being the tallest skyscraper in New York City. Now, Manhattan’s hotels are hitting new heights, too.
The 70-story, 371,000-square-foot Marriott, located at 1717 Broadway at 54th Street, has topped out, says Ken Colao, president of CNY Builders, the project’s construction manager. The $200 million project, developed by Granite Broadway Development LLC, is the tallest stand-alone hotel in the Western hemisphere. It is over 750 feet in height and has a floor-to-area ratio of 30:1, among the highest ever achieved in New York City.
Two Marriott select service hotels will be housed within the structure and will become flagships for their brands – a 378-key Courtyard by Marriott on the lower floors, and a 261-key extended-stay Residence Inn on the upper floors. Areas shared by the two hotels include public space and lobbies, a fitness club, lounges, a bar area and restaurants, a retail store, a business center, a conference center and outdoor terraces.
Colao says the project is especially complex because it required “unusual approaches to construction” due to logistical challenges. Three major buildings were constructed simultaneously on one block, and the 70-story building is sandwiched between and directly abuts a concrete high-rise hotel being built on the western property line, and a subway and Broadway on the eastern property line, he adds.
But even dspite these challenges, the project topped out in only 231 days, which equates to five floors every 10 days, according to CNY.
