PISCATAWAY, NJ-Jones Lang LaSalle has completed a long-term sublease agreement with KMM Telecommunications for 195,555 square feet of warehouse space from Verizon New Jersey at 21 Constitution Avenue here.

KMM, which is a privately held company based in Fairfield, provides supply-chain services to the communications industry.

JLL’s executive vice-president Frank Truesdell, along with Joel Lubin and Brian Cass represented Verizon, the property’s sub-landlord. KMM was represented in-house by John Campanelli, its president of business operations.

With this transaction, 92,000 square feet of space remains available for lease at the property.

“This Class A facility provides a strong corporate image and is ideal for a fast-growing company such as KMM,” Truesdell said. “The firm will benefit from the building’s functionality and the site’s excellent location, which provides easy access to the entire tri-state area.”

The 288,115-square-foot facility was built to Verizon’s specifications in 2004 on 20 fenced acres within a corporate park. It features 18,900 square feet of finished office space, a 32-foot-clear warehouse, 50-by-50 column spacing, cross-dock loading capabilities, a three-bay truck service center, an early-response sprinkler system and ample automobile and trailer parking.

The building is located between Exits 6 and 7 of 1-287, about nine miles from Exit 10 of the New Jersey Turnpike.

Jones Lang LaSalle, which has clients in 70 countries, currently has a portfolio of 2.1 billion square feet of property under its management around the globe.
