When analyzing net leases, viewing the average asking cap rates per sector can shine some light onto the marketplace. C-Stores and Banks had the lowest asking cap rates in November at 6.26% and 6.34% respectively. Dollar Stores had the highest at 8.35%. As demand for net lease properties continues to be high and supply remains low it is likely these aggressive asking rates will continue to be the norm.
